The Site

Context

The proposed redevelopment provides an opportunity to improve the site through a more coordinated and comprehensive design approach.

The scheme will respond carefully to the New Town and Glisson Road Conservation Area, and the surrounding existing and proposed developments, including Hanover Court and Princess Court.

The proposals also aim to preserve and enhance heritage assets, maintain protected uses where appropriate, and improve the public realm, helping to secure a sustainable long-term future for the site and its surroundings.

Planning context

New offices, research and development facilities are encouraged to come forward in Policy 40 of the Cambridge Local Plan:

  • Within the city centre and the Eastern Gateway, providing they are of an appropriate scale and are part of mixed-use schemes with active frontage uses where practicable at ground floor level.
  • In the areas around the two stations
  • Research and development facilities, which will be supported in the Cambridge Biomedical Campus (including Addenbrooke’s Hospital), and at the West Cambridge site, provided they satisfy relevant policies

The aim is to deliver a high-quality mixed-use redevelopment that reflects local character, provides much-needed homes, and contributes to the Council’s requirement for deliverable sites in a planned and coordinated way.
